The Situation
This University’s building is a large institutional facility designed to accommodate student housing on four floors serving multiple educational needs. The facility houses critical academic functions including classrooms, laboratories, and student residential areas.
The institution faced a significant challenge: aging HVAC equipment and control systems that required complete modernization while maintaining uninterrupted daily operations for students and faculty.
Our Approach
Mallory & Evans developed a comprehensive project execution plan to support existing workflows, allowing for ongoing classroom and laboratory activity while delivering the primary goals of the project.
Our solution included upgrading all existing equipment and implementing all planned improvements for heat exchangers, pumps, chillers, boosters, fans, and all necessary piping systems.
The project was carefully coordinated to minimize disruption while achieving complete system modernization and enhanced operational efficiency.
The Work
Our comprehensive scope of work included complete equipment replacement, system upgrades, and advanced control system installation:
- Replacement of 2 EAHs, 84 Ton Units/VAVs and FVCs
- Replacing 2 Hot Air Control/Chilled water Single 175 Ton Unit Cooler/Chiller
- Installation of Schneider Electric/Andover Continuum Control System
- Replacement of 14 Case Heat/Chilled Units
- Conversion of 3 ductwork steam systems to hot water
- Installation of additional WiFi/HVAC TAB Work/Electrical Work
- Installation of LYNXSPRING Control System
Special Coordination Requirements
The project required careful coordination for crane access and equipment delivery. We created temporary access roads to facilitate major equipment installation while maintaining campus safety and minimizing disruption to university operations.
